Gregg Ranch is a 240-acre master-planned community near the corner of US-281 and SH-71 in Marble Falls, across from the Baylor Scott & White clinic and hospital. It’s been building out in phases since 2020, with Pulte Homes, Richmond American (Ridgeview at Gregg Ranch), and Chesmar Homes all building here — so you’ll find several architectural styles and price points within the same community rather than one repeated floor plan.
I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I work Gregg Ranch and the rest of the Marble Falls market regularly.
What’s Being Built Here
The full build-out plan calls for roughly 700 single-family homes and 550 multi-family units across the 240 acres, which is a bigger scale than most of the smaller established Marble Falls subdivisions. That means more new construction to choose from at any given time, and it means the neighborhood is still actively developing — new sections, new floor plans, and pricing that shifts as later phases release.
Location and Access
Being right at US-281 and SH-71 puts Gregg Ranch close to the H-E-B, restaurants, and everyday shopping in Marble Falls without being buried in the middle of town. The Baylor Scott & White clinic and hospital across the street is a real convenience if that matters to you. Lake Marble Falls and downtown are a short drive away, and it’s about an hour to Austin via US-281 and SH-71 for anyone who needs it occasionally.
Because Gregg Ranch is one of several active Marble Falls communities, it’s worth comparing it against nearby options like Villa Vista, Stonehenge West, and Pecan Valley if you want a more established, built-out neighborhood — or browse all current Marble Falls listings to see the full picture.
Buying New Construction Here
One thing worth knowing before you shop Gregg Ranch: with three builders active in the same community, pricing and incentives can vary quite a bit between phases and even between two lots on the same street. I sit in on the process with clients here regularly — reviewing what’s included in the base price versus what’s an upgrade, comparing the builders’ standard finishes, and making sure the contract terms protect you the way a resale contract would. New construction isn’t automatically simpler than buying an existing home, and having someone who knows the builders helps.
