Finding the house is only one part of buying real estate. Once you find a property that interests you, the bigger questions begin. Is it priced appropriately? What should you know about the property before making an offer? How competitive should your offer be? Which contract terms matter most, and where might there be room to negotiate?
That is where I spend much of my time with buyers. I help my clients look beyond the photos and asking price so they can make a decision based on the property, the market, the contract, and what they are trying to accomplish.

Thinking About Selling Your Home?
The homes I represent are not simply entered into the MLS and left there to see what happens. Before a property reaches the market, I want to understand the home, how buyers are likely to see it, where it fits against the competition, and how we should position it.
That starts with pricing, but pricing is only part of the strategy. Presentation, photography, property condition, showing access, marketing, buyer feedback, changing competition, and negotiation can all affect what happens after a home goes on the market.
I also do not believe every seller needs the same plan. A home in Northwest Austin may require a different approach than a condo near Downtown, a property in Cedar Park, or a home farther out in the Austin metro. The strategy should fit the property and the seller’s goals.

How I Market the Homes I Represent
Marketing a home begins before the first photograph is taken. I look at what may help the property compete, what could distract buyers, and what we can reasonably address before the home reaches the market.
From there, I focus on how the property is presented. Professional photography, accurate property information, thoughtful positioning, online exposure, and clear communication all matter. The goal is not to make a home sound like something it is not. The goal is to help the right buyers understand what makes that particular property worth considering.
Once the home is active, the work continues. I pay attention to showing activity, buyer feedback, competing listings, new inventory, price changes, and what is happening in the market around the property. If the market gives us new information, I want my seller to understand it so we can decide whether anything in the strategy needs to change.

Pricing Is Part of the Marketing Strategy
A home’s asking price affects much more than the number displayed beside the listing. It influences which buyers see the property in their searches, how the home compares with competing listings, how much attention it receives, and what buyers may expect when they walk through the door.
I do not rely on a quick price-per-square-foot calculation to determine where a home should be positioned. I look at the properties buyers are likely to compare with yours, the differences between those homes, recent sales, current competition, market conditions, and the features that may actually influence what buyers are willing to pay.
