Pecan Valley is one of the neighborhoods I show buyers most often in Marble Falls. It sits just south of Highway 281, so you’re minutes from H-E-B, downtown, and the lake, but the streets themselves stay quiet — mature trees, wide lots, and a mix of brick ranch homes and updated Hill Country-style builds give it a settled, established feel rather than a cookie-cutter subdivision.

What’s in Pecan Valley
Homes here run from traditional brick ranch layouts to more recently remodeled versions of Texas Hill Country style. Side-entry garages keep the front elevations clean, and covered patios or screened porches are common — a good setup for watching the sun go down without leaving your own yard. Lots are wider than what you’ll find in Marble Falls’ newer subdivisions, with mature trees that took decades to grow.
The location is the other draw. You’re a few minutes from downtown Marble Falls for breakfast or pie at the Blue Bonnet Cafe on Highway 281, sugar cookies at Sugar Mama’s on Main Street, or coffee at Numinous Coffee Roasters on FM 1431. Lake Marble Falls itself is close enough for an evening walk.
Pecan Valley falls in Marble Falls ISD, and pricing here tends to run a step above some of the newer subdivisions further out — you’re paying for the established lot sizes and the walk-to-town convenience, not just square footage. Most of what comes up for sale moves within a similar band, so buyers comparing Pecan Valley to nearby neighborhoods are usually weighing lot size and tree cover against price per square foot.
