Lake Travis Waterfront and Lake Front Homes For Sale

Lake Travis waterfront and lakefront homes cover a lot of ground — this stretch of the Hill Country runs from Austin’s northwest edge out past Lakeway, Spicewood, and Marble Falls, and the homes on it range from older cottages on the water to large custom builds. What to know about buying on Lake Travis

Lake Travis is a Highland Lake managed by the Lower Colorado River Authority, which means the water level moves with rainfall and LCRA releases — something worth understanding before you fall in love with a dock or a swim deck, since a low-water year can change how usable the shoreline is. Waterfront lots are limited by nature, which is a big part of why they tend to hold value better than inland comps in the same area. Where you land on the lake matters too: the upper end near Marble Falls feels different from the deeper, wider water down by Lakeway and the 620 bridge.

Things that come up with waterfront properties specifically

Waterfront and lakefront homes bring a few extra items into the process that a standard home purchase doesn’t: shoreline and dock permitting through the LCRA, septic systems on many older lake properties instead of city sewer, and erosion or bank stabilization on some lots. None of that should scare you off — it’s just the kind of thing I walk buyers through so there aren’t surprises after closing.

How to think about which stretch of the lake fits you

Lake Travis runs roughly 63 miles from Mansfield Dam near Austin’s northwest edge up to Marble Falls, and the character of the shoreline changes a lot along that stretch. Closer in, near Mansfield Dam and the 620 bridge, you’re minutes from Austin with deep, wide water. Farther out toward Spicewood and Marble Falls, lots get bigger and prices generally ease up, but you’re trading a longer drive for more privacy and often better boating access since the water stays deeper year-round in the lower and mid-lake sections. If you’re set on Kingsland specifically, that stretch is technically on Lake LBJ rather than Lake Travis, one lake further up the chain, and I work that market too. If you tell me how much drive time you’re willing to accept, I can narrow the search to the stretch of shoreline that actually makes sense.
