Shady Hollow is a neighborhood I send a lot of southwest Austin buyers to — it’s one of the larger, more established communities in the 78739 area, with mature trees, a mix of home styles, and some of the better-performing Austin ISD schools in the city. Search the current Shady Hollow listings below, and reach out anytime if you want my take on a specific property.

Living in Shady Hollow
Shady Hollow got its start as a roughly 600-acre development in the early 1970s and kept growing in sections through the 1980s and into the early 2000s, so today it covers over five square miles southeast of Circle C and southwest of Tanglewood Forest. It’s zoned to Austin ISD, with most of the neighborhood feeding into Baranoff Elementary, Bailey Middle School, and Bowie High School — Bowie consistently ranks among the stronger high schools in the Austin area. Residents have access to parks, nature reserves, and walking trails throughout the neighborhood, and it’s a straight shot up Mopac or Loop 1 into downtown and the tech corridor.
Homes in Shady Hollow
Because Shady Hollow was built out over roughly 30 years, you’ll find a real mix here — from original 1970s and ’80s single-family homes to larger, more custom-built properties in the later sections. Lots tend to be generous with mature landscaping, and floor plans vary enough that it’s worth looking at a few different pockets of the neighborhood before narrowing in on a home.
