Townhomes in North Austin cluster mostly around the Jollyville area, and it’s one of the easiest trade-offs I show buyers who want in-town convenience without a big yard to maintain — most of these are a short drive to The Domain and the Arboretum, with exterior maintenance handled by the HOA.

Living in North Austin’s townhome communities
Jollyville, the neighborhood most of these townhomes sit in, was annexed by the City of Austin some years back but is zoned to Round Rock ISD, with Jollyville, Forest North, Live Oak, or Pond Springs elementary schools feeding into Deerpark or Pearson Ranch middle school and McNeil High School. Most of the townhome developments here were built over the last two decades, with attached garages, small private patios, and HOA-maintained exteriors — the trade-off for less yard work is generally a shorter commute to the tech corridor along US-183 and MoPac.
