Cottonwood Shores sits on the Highland Lakes chain about four miles southwest of Marble Falls, in Burnet County, with its own boat ramps onto both Lake Marble Falls and Lake LBJ. That’s the detail that surprises most buyers — it’s a small town with direct access to two lakes rather than one, plus a nature preserve and parks system that keeps a lot of the shoreline public rather than gated behind private developments.
I’m Robbie English, REALTOR/Broker at Uncommon Realty, and Cottonwood Shores is one of the waterfront communities I work in as part of the broader Marble Falls market.
What waterfront living looks like here
Homes range from smaller lakeside cottages to larger estates with private docks, and because the town sits on two constant-level lakes, boat access doesn’t disappear during drought years the way it can on some Hill Country lakes. Cottonwood Shores is zoned to Marble Falls ISD — Marble Falls Elementary and Marble Falls Middle are nearby, with Marble Falls High School about 4.5 miles away.
How Cottonwood Shores compares to nearby lake towns
If you want more shopping and restaurants within walking distance, Marble Falls itself is the better fit. If you’re set on Lake LBJ specifically and want a higher price point with resort-style amenities, I’d also show you Horseshoe Bay Waterfront or Horseshoe Bay Luxury Homes. Cottonwood Shores tends to be the quieter, more affordable option of the three, which is exactly why a lot of my clients land here.
The town keeps an active nature preserve and parks system along the shoreline, with two boat ramps that stay usable year-round since both lakes are constant-level. That’s a real advantage over lake towns built on Highland Lakes reservoirs that swing with drought — you’re not checking water levels before you plan a weekend on the boat.
