Great Hills is one of Northwest Austin’s established, tree-covered neighborhoods, tucked between Highway 183 and MoPac in the 78759 zip code. Homes here were mostly built between 1970 and 1999, so you get real architectural variety instead of a single builder’s template, on lots with genuine privacy from the hilly topography. If you’re searching for Great Hills homes for sale in Northwest Austin TX, search the current listings below and reach out any time you’d like my take on one.
I’m Robbie English, REALTOR and Broker at Uncommon Realty here in the Austin area.
Living in Great Hills
Great Hills is bordered by Highway 183 to the north, Spicewood Springs Road to the west, and Loop 360 to the east, which puts residents a short drive from the Domain, downtown Austin, and major employers along the 183 corridor like Dell, IBM, and 3M. Homes typically run 2,500 to 3,000 square feet with brick, limestone, or wood exteriors in cottage or ranch styles, and prices generally range from the high $400,000s to $1.5 million depending on lot size and how much a home has been updated.
Schools in Great Hills
Great Hills splits across two school districts. South of Loop 360, homes are zoned to Austin ISD, feeding into Davis Elementary, Murchison Middle School, and Anderson High School. North of that line, homes fall in Round Rock ISD, zoned to Laurel Mountain or Cathy Caraway Elementary, Canyon Vista Middle School, and Westwood High School. Worth confirming the exact zoning on any specific address, since it changes which district you’re in.
Parks and getting outside
Great Hills Park is one of the neighborhood’s best features: an 80-acre natural area in the Bull Creek Watershed with a 2.3-mile shaded trail, a covered pavilion, picnic tables, and an updated playscape. It’s a genuine draw for buyers who want walkable green space rather than just a subdivision pool, and it’s part of why homes on streets bordering the park tend to hold their value.
If you’re comparing Great Hills to other Northwest Austin options, Milwood is a nearby neighborhood worth a look too — it’s a different price range and feel, but close enough that I show clients both when they’re not sure yet which part of Northwest Austin fits them best.
