North Austin’s luxury market has grown up around the corridor bordered by US-183 to the south, MoPac to the west, and I-35 to the east — an area anchored by the Domain and the Arboretum, two of the city’s biggest retail and dining destinations, with newer high-end development clustering near the Domain and Q2 Stadium.

What luxury looks like in North Austin

Compared to Central or West Austin, North Austin is generally more affordable at the luxury tier, which is part of why it’s drawing more high-end buyers than it used to. You’ll see it in newer construction with chef’s kitchens, indoor-outdoor living spaces, and larger lots with mature landscaping — some backing up to trails or green space rather than sitting in a dense subdivision. Ongoing widening projects on 183 and MoPac are worth factoring into your decision on specific streets, since construction timelines can affect both commute and resale in the near term.

Two North Austin neighborhoods I’d point buyers toward at this price point are North Shoal Creek and Ashton Woods, both in the 78727 zip code near the Domain corridor.

What to expect when you buy at this level

Luxury transactions in this price range usually involve more negotiation on terms than list price alone — inspection contingencies, closing timelines, and sometimes appraisal gaps if comps are thin for a newer or highly customized home. I handle that negotiation directly with you rather than handing it off, and I’ll flag anything in a listing’s history or comps that looks off before you get emotionally attached to a house.
