Northwest Austin’s luxury pockets are spread across several distinct neighborhoods rather than one strip, and each has its own draw — lake proximity, golf-course frontage, school district, or just how established the trees are. If you’re shopping this segment of the market, knowing which neighborhood actually matches what you want matters more than the price range alone.
I’m Robbie English, REALTOR and Managing Broker at Uncommon Realty, and I work with luxury buyers across northwest Austin regularly — happy to help you sort out which of these neighborhoods is actually the right fit.
Where northwest Austin’s luxury inventory concentrates
Cat Mountain sits along Bull Creek and Lake Austin, with hilltop lots, oak-covered streets, and Vandegrift High School serving the area. River Place is a master-planned community of over 1,100 homes built around its own golf course and the shoreline of Lake Austin, zoned to Leander ISD with River Place Elementary inside the neighborhood itself. Long Canyon, just west along RM 2222, splits between Leander ISD on its western half and Austin ISD on its eastern half — worth confirming for your specific address if schools are a priority. Further east, neighborhoods like Mesa Forest and Great Hills offer a more established, in-town feel without the drive out toward the lake.
What actually differentiates these homes
At this price point, the details that matter most are things like lot orientation, builder reputation, HOA rules that affect resale, and whether a property has quietly been shown off-market before it hits a public site — all things I check before I ever bring you a listing. If you’ve got a specific neighborhood in mind, or want help narrowing down which of these fits your lifestyle, let’s talk.
