Westlake — the city of West Lake Hills, about three miles from downtown Austin — is Eanes ISD, Hill Country views, and some of the highest home prices in Central Texas. It sits north of Westbank Road, east of Loop 360, and west of Lake Austin, and most of what you’ll find here are custom homes on wooded lots rather than production-builder subdivisions.

What sets Westlake apart
Prices here run from roughly $1.3-1.6 million at the entry point up past $10 million for the largest estates, with the West Lake Hills median closer to $2.8 million. Neighborhoods like The Summit, Green Park, and West Rim each have their own character, but the common thread is mature trees, larger lots, and Hill Country or lake views that you won’t find at this consistency anywhere else in the Austin area. Residents also get easy access to Red Bud Isle, a dog-friendly park on Lake Austin, and the hiking trails at Wild Basin Wilderness Preserve.
Every Westlake address is zoned to Eanes ISD, which is a big part of what drives demand and pricing here — it’s one of the highest-rated districts in Texas, and buyers are often paying as much for the school zoning as for the house itself.
Buying at this price point
Custom and estate homes come with more variables than a standard resale — septic vs. sewer, well vs. city water on some lots, deed-restricted architectural review in certain neighborhoods, and appraisal complexity when comps are thin. I’ll walk you through all of that before you write an offer.
