Southwest Austin covers a lot of ground, and the single-family homes here reflect that — everything from established ranch houses on big lots to newer build-outs pushing toward the Hays County line. Circle C Ranch is the name most buyers already know, with its trails and pools carved out of the old ranch land, but I also send people to Belterra when they want newer construction and a bit more room to spread out, and to Legend Oaks and Maple Run when they want mature trees and a shorter commute.

Where Southwest Austin sits
The area is generally bounded by US-290/71 to the north, MoPac to the east, RM 12 to the west, and stretches south toward FM 967 — which puts most of it within Austin ISD, feeding James Bowie High School, the district’s largest campus and one of the biggest in Central Texas. Circle C Ranch, in the 78739 zip code, was actually the land donor for the Bowie campus, which tells you how tied this part of town is to that one high school. Commutes into downtown or the Domain run 20 to 35 minutes depending on traffic and exactly where you land.
What the housing stock looks like
You’ll find a real mix of eras here — 1990s and early-2000s construction closer to Slaughter Lane and Mopac, and newer builds as you move toward Belterra and the edge of the Hill Country. Lots tend to be bigger than what you’ll find inside the city core, and a fair number of homes back up to greenbelt or park space, which is part of why this area holds its value well.
