Why South Austin?
South Austin sits just across Lady Bird Lake from downtown, so you get quick access to the city without downtown’s traffic or parking. I-35 and MoPac both run through the area, and Austin-Bergstrom International Airport is a short drive away, so commuting and travel are both easy. Depending on where you land, you’re either walking distance from the shops and restaurants on South Congress or you’re a few minutes’ drive from them in a quieter, more residential setting — that range is really what defines South Austin more than any one look or price point.
Housing options in South Austin
You’ll find classic Austin bungalows and ranch-style houses on older streets, newer infill construction on lots where a smaller home used to sit, and townhomes and condos for buyers who’d rather not deal with yard work. Because South Austin built out over several decades and is still growing, condition and price vary a lot block to block — some homes are original and untouched, others have been fully remodeled or rebuilt from the slab up.
Neighborhoods to know
Travis Heights has some of South Austin’s oldest housing stock — tree-lined streets and homes dating back to the early 1900s, a short walk from South Congress. Bouldin Creek, just west of South First, is a walkable pocket close to downtown with a mix of older cottages and newer builds. Circle C Ranch, out toward Highway 45, is a more suburban, master-planned setting with its own retail center and greenbelt trails — I’ve written more about it on my Circle C Ranch page if you want specifics. Sunset Valley is a small incorporated city inside South Austin’s footprint, known for bigger lots and a quieter feel despite sitting right off Highway 290. The Menchaca Road corridor is where most of the newer construction and new restaurants and bars have shown up over the last several years.
Zoom out and the price gap tracks by zip code as much as by neighborhood. 78704 — covering Travis Heights, Bouldin Creek, and the blocks nearest South Congress — is Austin’s most expensive zip code outside the lakefront, and you’re largely paying for the 10-minute downtown commute and the walkability rather than square footage. 78745, threaded by that same Menchaca Road corridor, is where South Austin still offers more space for the money, with larger lots and a mix of older ranch homes and newer infill construction at a noticeably lower price point.
Getting around and what’s nearby
South Congress is the corridor most people picture when they think of South Austin — shops, restaurants, and live music venues packed into a walkable stretch. Zilker Park and Barton Springs Pool sit at the north edge of the area, and the Lady Bird Lake hike-and-bike trail runs along the same stretch if you want to get outside without leaving the neighborhood. Barton Creek Square, off MoPac, covers most of the everyday shopping needs if South Congress’s smaller shops aren’t what you’re after.
