Living in Dripping Springs
Dripping Springs ISD serves nearly 8,800 students and has been one of the fastest-growing districts in the state, opening new campuses regularly to keep up with enrollment. The area is also known for its Hill Country scenery and is designated an International Dark Sky Community, and it’s become the center of Texas Hill Country wine, with dozens of wineries and tasting rooms scattered throughout the surrounding countryside. Master-planned communities like Belterra, Headwaters, and Caliterra have brought newer construction to the area alongside its older neighborhoods and acreage tracts, so the housing stock ranges from decades-old homesteads to brand-new subdivisions built out over the last few years.
Dripping Springs High School has consistently ranked among the top public high schools in Texas, which is part of why the district’s growth hasn’t slowed down. Between the wineries, distilleries, and event venues scattered along US 290 and the surrounding backroads, the area has also built a reputation as a weekend destination on top of being a place people live full time.
Housing options in Dripping Springs
What you’ll find here depends a lot on which part of Dripping Springs you’re looking at. The newer master-planned communities tend to offer more standardized floor plans, community amenities, and HOA-governed neighborhoods, with entry-level new construction generally starting somewhere in the $400,000s. Outside those communities, you’ll find more custom homes, larger lots, and acreage properties where septic systems, well water, and land use questions matter as much as the house itself.
