Riviera Springs is a residential neighborhood in Cedar Park, Texas, tucked just off Lakeline Blvd near US-183 in the 78613 zip code. The neighborhood was first developed back in 1974 and has kept filling in with newer construction since then, so you’ll find a mix of original homes from the mid-1970s alongside houses built as recently as the early 2000s. There’s no HOA here, which is part of why the streets have stayed popular with buyers who want an established neighborhood without extra rules or fees. It’s a short drive to Lakeline Mall, US-183, and the rest of Cedar Park, which makes commuting into Austin manageable.
I’m Robbie English, REALTOR/Broker at Uncommon Realty, and I work with buyers and sellers throughout Riviera Springs and the rest of Cedar Park.
Schools in Riviera Springs
Riviera Springs is zoned to Round Rock ISD, which sets it apart from most other Cedar Park neighborhoods, since the majority of Cedar Park is zoned to Leander ISD instead. Kids here attend Noel Grisham Middle School and Westwood High School, both part of RRISD. Sources disagree on which elementary school currently serves the neighborhood, so rather than name one that might be wrong for a specific street, I’d confirm that directly with RRISD before you factor it into a decision. If school zoning matters to your search, this district split is worth knowing before you compare Riviera Springs to other Cedar Park subdivisions, because the boundary lines here aren’t always obvious from the street.
RRISD’s reputation is part of what keeps demand steady in this pocket of Cedar Park even as newer, LISD-zoned subdivisions get built out nearby. If you have kids currently enrolled in Round Rock ISD elsewhere and want to stay zoned to the same district, Riviera Springs is one of the few Cedar Park options that keeps you there.
Getting Around and What’s Close By
The neighborhood sits just off Lakeline Blvd near US-183, so you’re a few minutes from the Lakeline Mall area, grocery stores, and restaurants along 183. It’s also close to the Lakeline Park & Ride if you commute into Austin. Residents describe Riviera Springs as quiet and dog-friendly, with walking paths and a community pond that give the neighborhood a settled feel you don’t always get in newer Cedar Park developments built out by a single builder.
Because homes here were built across roughly three decades, from the mid-1970s through the early 2000s, lot sizes, floor plans, and finish levels vary more than you’d see in a newer, single-phase subdivision. Some streets have larger lots with mature trees, others have more compact starter homes. That mix is worth walking through in person rather than judging from listing photos alone, and it’s one of the things I can help you sort through if you’re comparing several houses in the neighborhood.
Why Work With Me
I’ve been selling real estate in the Austin area for a long time, and Cedar Park neighborhoods like Riviera Springs are ones I know well, including the school zoning quirks, what a fair price looks like for a house built in 1978 versus one built in 1998, and which streets tend to move fast. If you’re buying, I’ll walk the comparable sales with you so you’re not guessing. If you’re selling, I’ll tell you honestly what your home is worth and what would actually help it sell, not just what you want to hear.
If you want to see what’s currently listed in Riviera Springs or just want to talk through timing, reach out through my contact page and I’ll get back to you.
