Buying new construction in the Austin area is a different process than buying resale, and it catches a lot of buyers off guard. I’m Robbie English, REALTOR and Broker at Uncommon Realty, and I represent buyers in new-home communities across the metro — this page covers what I think matters most before you sign anything with a builder.
Where new construction is concentrated right now
Most of the active new-home building in the Austin area is happening on the edges of the metro, where there’s still land to develop. That means Round Rock and Leander to the north, Buda to the south, and Del Valle to the southeast, close to the airport and the Tesla Gigafactory. Each of these areas has its own mix of builders, price points, and HOA structures, and the same floor plan can be priced and built very differently from one community to the next, so I don’t treat “new construction” as one market — I walk each area on its own terms with buyers.
Why builder reps aren’t your agent
The sales rep in the model home works for the builder, not for you. Their job is to move that community’s inventory at the builder’s numbers. Many builders also require that your own agent accompany you on the first visit in order for you to be represented at all — if you walk in alone first, you may lose the ability to have representation on that contract. So before touring any new-home community, reach out to me and I’ll set up the visit with you from the start.
Once you’re under contract, I stay involved through the build: reviewing the contract’s fine print, tracking the construction schedule, attending walkthroughs, and flagging anything the builder’s own inspection might gloss over. Builder warranties, upgrade pricing, and lot placement all affect resale down the line, and those are the details I help buyers weigh before they pick a lot or a package.
