Brentwood is a Central Austin neighborhood I show to buyers who grew up wanting Allandale but need something a bit more affordable — it sits right next door, in the 78756 and 78757 zip codes, bordered by Burnet Road and Allandale to the west, North Lamar and North Loop to the east, 45th Street and Rosedale to the south, and Justin Lane and Crestview to the north.

Living in Brentwood
Brentwood Park anchors the neighborhood — nine acres with Brentwood Pool, a walking trail, tennis and basketball courts, and a softball field, all built out in the early 1950s along with Brentwood Elementary. Burnet Road runs along the west side of the neighborhood, so you’re close to shopping and restaurants, and it’s an easy drive to Central Austin or North Loop.
Housing and schools
Real estate in Brentwood ranges from original 1950s bungalows to homes that have been renovated or rebuilt in recent years, and it’s common to see a fully remodeled house next to one that’s still original — the neighborhood hasn’t been torn down and rebuilt wholesale the way some Central Austin areas have. It’s in Austin ISD, and Brentwood Elementary — within walking distance of most of the neighborhood — is the school most residents are zoned to, with an active PTA that’s part of what makes the neighborhood feel close-knit.
