Amber Oaks is a small pocket neighborhood off Amberglen Boulevard and Briarwick Drive in Northwest Austin, and I mean small — it’s only around 70 homes, built between roughly 2016 and 2019, so everything in the neighborhood is newer construction with a fairly consistent look: brick or stone exteriors with siding accents. If you want a low-turnover, close-knit street rather than a sprawling master-planned subdivision, this is worth a look.

Location and Schools
Amber Oaks sits close to Parmer Lane and has quick access to US-183 and 183A, which puts most of Northwest Austin, North Austin, and the Domain within a short drive. Kids in the neighborhood attend Round Rock ISD schools — Live Oak Elementary, Deerpark Middle, and McNeil High School — which is worth double-checking against the specific address, since school boundaries can shift year to year.
Housing in Amber Oaks
Because the whole neighborhood was built in roughly the same three-year window, you won’t find the mix of decades and renovation levels that a lot of older Austin neighborhoods have. What you will find is single-family homes with fairly modern floor plans and finishes, on a small street grid that keeps traffic light. If you’re comparing Amber Oaks to other Northwest Austin communities, I’d also point you toward Champions Forest, which sits nearby and gives you a sense of how pricing and lot sizes vary block to block in this part of town.
