Champions Forest Homes For Sale

Champions Forest sits just east of the Arboretum and north of US-183 in Northwest Austin, a few minutes from The Domain, Q2 Stadium, and the tech corridor along that stretch of 183. The neighborhood was mostly built out in the late 1980s and early ’90s, so you’re looking at established brick homes on mature, tree-lined streets rather than new construction.

What buying in Champions Forest actually looks like

Homes here are Austin ISD, and the floor plans reflect their era — three to five bedrooms, brick exteriors, and lot sizes that are generally larger than what newer Austin subdivisions offer. Because most of this housing stock is 30-plus years old, I spend real time with buyers looking at roof age, HVAC replacement history, and whether a kitchen or bath has been updated, since none of that is under warranty the way it would be in new construction. The upside of that age is location: you’re inside the loop of Austin’s northwest tech corridor without paying new-construction prices for it.

Comparing Champions Forest to nearby Northwest Austin options

If you want newer construction or a different price point in roughly the same part of town, I also show buyers Amber Oaks and Lakewood, both nearby with a different mix of age and lot size. And if you’d rather stay close to the Arboretum specifically, Montebello is worth a look as well.

What I’d tell you before you write an offer

In a neighborhood this age, the comps can look similar on paper — same square footage, same bedroom count — while the actual condition of two houses is nowhere close. I’ll pull permit history where it’s available so we know what’s actually been updated versus what’s just been painted and staged. If you’re selling here, that same logic applies in reverse: buyers and their agents will be checking your permit history too, so it’s worth having those answers ready before the home goes live.
