Lady Bird Lake sits right on the edge of downtown Austin, and it’s one of the areas I get the most calls about from buyers who want to bike or run the Ann and Roy Butler Hike-and-Bike Trail before work, not just look at it from a balcony. The trail loops ten miles around the water and connects to Zilker Park and Barton Springs, so homes and condos here trade heavily on that walk-out-the-door access.

Living Near Lady Bird Lake
Most of what’s on the market near the lake is high-rise and mid-rise condos in downtown Austin, plus smaller houses and duplexes just south of the water in Travis Heights and the rest of South Austin. The 2014 Boardwalk section closed the old gap along the south shore, so it’s now possible to walk or ride the full loop without ever leaving the trail — that upgrade alone has kept demand steady for anything within a few blocks of the water.
Neighborhoods Along the Lake
The lake stretches from Mopac/Loop 1 on the west end past downtown and Rainey Street’s high-rises to I-35 on the east, so “Lady Bird Lake” really covers several different pockets rather than one neighborhood. Downtown units near the Boardwalk trade at a premium for the walk to the trail and Auditorium Shores. South of the water, Travis Heights and the rest of South Austin offer older single-family homes and duplexes, usually on foot or a short bike ride from the same trail — often at a lower price per square foot than a comparable downtown condo.
What to Expect When You’re Shopping This Market
Inventory near the lake moves in two very different price bands: downtown condos priced by view and floor, and older South Austin homes priced by lot size and how close they sit to the trail.
