Why the Magic Number Matters

The first thing we need to discuss in my homebuyer budgeting guide:  Your magic number is the key to understanding just how much house you can afford without stretching your finances too thin. Financial experts recommend keeping your mortgage payments at or below 28% of your pre-tax income. This rule is designed to ensure that your mortgage remains manageable, leaving room for other expenses and savings goals.

When You Have Other Financial Obligations

If your financial landscape includes other debts, like student loans or credit card balances, your magic number takes on even more significance. In this case, the 28% rule shifts to a broader perspective, advising that your total debt payments shouldn’t exceed 36% of your pre-tax income. This approach helps maintain a healthy balance between your mortgage and other financial commitments, safeguarding against overextension.

Let’s Crunch Some Numbers

Consider this example: You earn $5,000 a month before taxes. According to the 28% rule, you could allocate up to $1,400 for your mortgage payments if you have no other debts. However, if you’re already paying $600 monthly towards other obligations, the 36% rule suggests adjusting your mortgage budget to $1,200. This adjustment helps keep your total debt payments at or below $1,800, ensuring that your finances remain sustainable.
