Homes for Sale in Leander, TX: Prices, Communities, and Commute (2026)

Leander doesn’t get talked about as much as Cedar Park or Round Rock, and I’ve never understood why, because the numbers tell a pretty loud story on their own. This is a city that had roughly 59,000 people in 2020 and is closing in on 90,000 now, and for a stretch a few years back it was the fastest-growing city in the entire country. If you’re looking at homes for sale in Leander, you’re not early to this market anymore, but you’re also not late, and there’s a real difference between the two.

What’s Actually Driving Leander’s Growth

Two things explain most of it. The first is straightforward affordability compared to Austin proper and even compared to some of the closer-in suburbs, which pulled in a wave of buyers over the last several years who wanted new construction without the price tag that comes with it closer to downtown. The second is less obvious but matters a lot if you commute: Leander sits at the northern end of Capital Metro’s Red Line, the commuter rail that runs from Leander into downtown Austin. It’s not a fast train and it doesn’t run all day, but for anyone who works downtown and hates I-35, having a rail option at all puts Leander in a small club of Austin-area suburbs that can say that.

None of that growth has been quiet. Roads, schools, and retail have all had to play catch-up at different points, and depending on which part of town you’re in, some of that catching up is still in progress. That’s worth going in with eyes open rather than being surprised by a construction detour on your daily route.

Home Prices and What You Get

Leander’s price range runs wide, same as most fast-growing Central Texas suburbs. Older resale homes closer to the original town center can still be found in the $300s. New construction in the newer communities on the west and north side of the city typically starts in the $400s and climbs from there depending on lot size, builder, and how close you are to the amenity center. Custom and larger homes on acreage push well past that.

New construction has been such a dominant share of the Leander market that it’s worth treating separately from resale rather than lumping the two together, which is exactly what I do with the buyers I work with here.

Leander’s Master-Planned Communities

Leander’s growth has been concentrated almost entirely in a handful of large master-planned communities rather than spread evenly across the city, and knowing the names matters more here than in an older, more established town. Travisso sits on the higher end with hill country views and a resort-style amenity center. Crystal Falls has been established longer and has more mature landscaping than most of its neighbors, which some buyers weight heavily. Bryson and Summerlyn round out the newer wave, each built around their own pool, trail system, and event lawn.

If new construction is what you’re after specifically, rather than resale inside one of these communities, I keep a running list of new construction homes for sale in Leander that tracks what’s actively being built and sold right now, since that inventory turns over faster than almost anything else in the area.

Commuting and Convenience

The Red Line covers downtown commutes, but a lot of Leander’s newer residents are actually headed to jobs in northwest Austin rather than downtown, particularly the tech corridor along US-183 near the Domain and Apple’s campus. Leander sits close enough to that corridor that plenty of my clients cross-shop it against Cedar Park for exactly this reason. Who Leander Actually Fits

Leander tends to fit families who want new construction and don’t need to be inside the Austin city limits to feel settled, commuters headed to the northwest Austin tech corridor, and buyers who watched Cedar Park’s prices climb and want a similar feel for less money. It fits less well for anyone who specifically wants mature trees and an established, slower-paced neighborhood, since so much of the city has been built in the last decade.

Financing a new-construction purchase here often works differently than a standard resale, especially if a builder is offering incentives tied to their preferred lender. It’s worth reading how to choose a mortgage lender before you assume the builder’s offer is automatically the best one on the table.

Is Leander, Texas a good place to buy a house?
For most buyers, yes, particularly if new construction and relative affordability compared to Austin matter more to you than an established, older neighborhood feel.

How far is Leander from Austin?
About 25 miles northwest of downtown. Capital Metro’s Red Line commuter rail runs from Leander into downtown Austin, which is a genuine option for downtown commuters, not just a marketing line.

What is the average home price in Leander, Texas?
It varies by area and age of construction, but new homes in the master-planned communities generally start in the $400s, while some older resale closer to the original town center can be found in the $300s.
