Milwood is one of the more established neighborhoods in Northwest Austin, tucked off West Parmer Lane with oak-shaded streets and easy access to the tech corridor along 183 and Mopac. Living in Milwood
Milwood splits between two school districts, which matters more here than in most Austin neighborhoods. The western half is zoned to Round Rock ISD, with Jollyville Elementary about a mile away. Some homes on the east side fall into Austin ISD’s Summitt Elementary, which runs a Vietnamese dual-language program. The neighborhood north of McNeil Drive is often marketed separately as Rattan Creek, with roughly 2,800 homes zoned to Round Rock ISD’s Deerpark Middle and McNeil High School, and it sits outside Austin’s city limits under a municipal utility district.
Getting around from Milwood
West Parmer Lane runs right along the neighborhood, and Milwood’s location off 183 puts you close to the major employers along the Domain and the broader tech corridor without the drive times you’d get from farther south. It’s a good fit if you want mature trees and an established feel without giving up quick highway access.
What to expect touring homes in Milwood
Because Milwood was largely built out in the 1980s and 1990s, you’ll mostly see single-family homes on established lots with mature landscaping rather than new construction. That means pricing and condition vary quite a bit from block to block depending on how well a given home has been maintained or updated over the years. If keeping your kids in a specific district is a priority, that’s one of the first things I check before we even schedule a showing, since the Round Rock ISD and Austin ISD boundary runs right through the middle of the neighborhood.
