Kids in Jarrell attend Jarrell ISD, a district that’s grown fast right alongside the housing here — a district that size a decade ago would have been unusual for a town this small. Most of the new inventory is in Sonterra, a roughly 1,400-acre community with several builders — CastleRock, Century Communities, LGI Homes, DR Horton, and Lennar among them — putting up everything from starter single-story plans to larger two-story homes. Because so many builders are active at once, price points and floor plans vary more here than in a single-builder subdivision.
Why Jarrell shows up on more buyers’ lists now
A lot of the interest here traces back to how tight and expensive the market got closer to Austin. Buyers who got priced out of Round Rock, Leander, or Georgetown started looking further up I-35, and Jarrell — which was a small farming town for most of its history — is where a lot of that overflow landed. Sonterra alone has been recognized as one of the faster-growing master-planned communities in the country, which tells you how fast this stretch of Williamson County is filling in.
What buying or selling in Jarrell actually involves
Jarrell isn’t Austin, and it isn’t trying to be — that’s part of the appeal for buyers who want more house and land for the money and don’t mind the commute. But new-construction contracts have their own quirks: builder incentives, lot premiums, and warranty terms that are worth reading closely before you sign. If you’re selling an existing home here, you’re competing with new-construction inventory nearby, which affects how you price and how you should expect buyers to negotiate.
