Sonterra is a 1,400-acre planned community in Jarrell, just north of Georgetown off I-35 in Williamson County, and it’s one of the fastest-growing new-construction areas I show buyers in this part of Central Texas. New homes here have been going up since 2006, and builders including CastleRock Communities, Century Communities, LGI Homes, DR Horton, and Lennar are still actively building sections today, which means there’s usually a real mix of price points and floor plans to choose from at any given time.

Jarrell sits along I-35 north of Georgetown, so Sonterra residents get small-town pricing with a straight shot down the interstate into Georgetown, Round Rock, and Austin. Because so many different builders have sections in the community, home styles range from starter-friendly single-story plans to larger two-story homes on bigger lots, and new phases continue to open as the community fills in.
