Why buyers choose Southwest Austin
The Barton Creek Greenbelt runs along this part of Austin — about 7 miles of protected trail stretching from Zilker Park out toward the Lost Creek neighborhood — so hiking and mountain biking access is one of the bigger draws for people looking at townhomes here. Most of Southwest Austin feeds into Austin ISD, though a few pockets closer to the greenbelt, like the Terraces at Barton Creek, are zoned to Eanes ISD instead, so it’s worth checking street by street since it affects both schools and resale.
What Southwest Austin townhomes look like
Because the land here is hillier and more restricted than farther out, townhomes tend to sit on smaller lots with more vertical floor plans — two or three stories rather than sprawling single-story layouts — and HOA dues typically cover exterior maintenance and common-area landscaping. That trade-off tends to appeal to buyers who want greenbelt access without the upkeep of a single-family lot on the same terrain.
