Timberline West is one of Leander’s older neighborhoods, tucked along S Bagdad Road just north of Osage Road on the north side of town. The community traces back to 1961, and it’s built out in phases since then, so today you’ll find a real mix of homes, from 1960s originals to construction from the 2000s and 2010s. Lots here run larger than what you’ll find in most of Leander’s newer subdivisions, typically a quarter-acre up to an acre and a half, with a median around 0.37 acres. There’s no HOA, so there are no monthly dues or architectural review board to answer to. It’s a solid option if you want space and an established feel without leaving Leander.

Life in Timberline West
Because Timberline West has been building out since 1961, the housing stock isn’t uniform the way it is in a lot of Leander’s master-planned communities. You’ll find original ranch-style homes from the 1960s and 70s sitting near properties that were updated, rebuilt, or added later in the 2000s and 2010s. Most of what’s here was built before 2000, but there’s enough newer construction mixed in that buyers have real options on age and style. Lot sizes vary block to block too, and that range, a quarter-acre on one end up to an acre and a half on the other, is part of why people choose this neighborhood over a newer subdivision with smaller, more uniform lots. With no HOA, there are no monthly dues and no committee approving paint colors or fence styles, so what you do with the property is largely your call within Williamson County’s own rules.
Leander, TX at a Glance
Leander sits in Williamson County on the northern edge of the Austin metro. US 183 and the 183A toll road run through the city and give residents a direct route south toward Cedar Park and Austin, which matters if you’re commuting. Leander ISD serves most of the city, including this part of town. School zoning can shift from year to year, so if schools are a deciding factor, I’d check the district’s attendance zone lookup at leanderisd.org for the specific address you’re considering rather than relying on a general answer. Leander has been one of the faster-growing cities in Texas for well over a decade now, and that growth has brought more retail, restaurants, and everyday conveniences closer to home, without erasing older, established neighborhoods like Timberline West.
