Atten Hill sits on the first nine holes of Summit Rock, the Jack Nicklaus Signature course inside Horseshoe Bay, and it’s one of the most exclusive addresses in the whole resort. If you want a homesite at the highest point in The Club at Horseshoe Bay, with protected views that can’t be built out, this is the neighborhood.

What comes with a homesite in Atten Hill
Every homesite in Atten Hill includes a Summit Rock membership at the Horseshoe Bay Club, which on its own runs well over $200,000 if you were buying it separately. That membership gets you access to all four of the resort’s championship golf courses, Slick Rock, Apple Rock, and Ram Rock in addition to Summit Rock, plus resident-only spots like the Lakeside Lounge at the Yacht Club and concierge boat service on Lake LBJ, which stays at a constant level year-round so water access doesn’t change with the season.
The homes
Real estate in Atten Hill ranges from custom estates with infinity pools and Hill Country views to homes set right on the fairway for golfers who want to walk out the back door and play. A few properties look out toward Lake LBJ without sitting directly on the water, with an easy trip down to the marina. If direct waterfront matters more than the golf course, Applehead Island homes sit right on Lake LBJ instead. If you’d rather build than buy an existing home, several acreage homesites are still available with the Summit Rock membership attached.
Because homes here come with a membership attached, the buying process has an extra layer most standard home purchases don’t: confirming what transfers with the property, what the ongoing membership dues look like, and whether there’s a resale documentation package the Horseshoe Bay Club requires.
