Granite Shoals is a small market, and in a small market, reputation travels fast in both directions. It’s on Lake LBJ in southwestern Burnet County, about seven miles west of Marble Falls, and word about how an agent handled a sale gets around the community quickly. I’m Robbie English, REALTOR and Broker at Uncommon Highland Lakes Realty, and in a market this size, “top-rated” has to hold up to people who actually know each other.

Granite Shoals isn’t a big enough market for an agent to hide a bad transaction behind marketing spend. The buyer pool is smaller and more specific than in Austin proper, mostly lake buyers, retirees, and second-home shoppers, and a lot of them talk to each other before they talk to an agent. A “top-rated” claim in a market like this is easy to check: ask around at the marina, at the city parks along the lake, or with neighbors who’ve sold recently.

Pricing a lake property takes more than a townwide average

Two homes a few streets apart in Granite Shoals can sell for very different numbers per square foot depending on lake access, view, and lot type. Pricing off a generic regional comp set is one of the fastest ways to sit on the market here. I price against what’s actually selling nearby, not a broad Burnet County average.
