Marble Falls is where I send a lot of my Central Texas buyers who want lake access and Hill Country scenery without leaving the price range a straightforward Austin suburb would put them in. It’s in Burnet County, about 47 miles northwest of Austin via TX-71, sitting on Lake Marble Falls — a Colorado River reservoir that gives the town its name and its waterfront.

Living in Marble Falls
Marble Falls ISD serves the town, and the community splits between in-town neighborhoods close to downtown and the river, and larger-lot subdivisions further out toward the surrounding hill country. If waterfront access matters most to you, I’d also look at Cottonwood Shores, just southwest of town on the same lake system, or Horseshoe Bay a bit further out on Lake LBJ.
Housing options in Marble Falls
You’ll find everything from older in-town cottages walkable to Marble Falls’ Main Street shops and restaurants, to newer construction in acreage subdivisions like Mustang Ridge Estates, to waterfront properties directly on the lake. Prices vary widely depending on how close you are to the water and how much land comes with the home — that’s usually the first thing I sort out with buyers before we start touring.
Downtown, Main Street runs along the lakefront with local shops, restaurants, and a walkable riverfront that a lot of buyers don’t expect from a town this size. It’s part of why Marble Falls draws both retirees looking to slow down and younger families who commute back toward Austin or work remotely.
