Most of what buyers come here for is water and golf — lakefront and lake-view lots, frontage on one of the resort’s courses, and hill country views you won’t find closer to the city. Living in Horseshoe Bay
Horseshoe Bay straddles the Llano and Burnet county line, so which school district your home is zoned to (Llano ISD or Marble Falls ISD) depends on which side of that line it sits on — worth checking before you fall for a specific street. Lake LBJ itself is a constant-level lake maintained by the LCRA, which is a real selling point compared to Lake Travis: you’re not looking at a boat dock sitting on dry ground during a drought year. The resort side of town has four golf courses — Slick Rock, Applehead, and Ram Rock are open to resort guests and members, while Summit Rock, a Jack Nicklaus design, is private and members-only.
Individual communities inside Horseshoe Bay each run their own property owners association, with their own dues, architectural rules, and in some cases gate access — Applehead Island and The Oaklands are two of the better-known ones. It’s not one blanket HOA for the whole city, so I always pull the specific POA docs for whatever subdivision a buyer is looking at rather than assuming they’re all the same.

You’ll find everything here from condos and patio homes to multi-million dollar lakefront estates, and pricing depends heavily on water access — true lakefront with a boat dock commands a real premium over a lake-view lot a street back, and golf-course frontage prices differently again depending on which course. Each one runs its own POA, so I pull the specific rules and dues for whichever community a buyer is actually looking at.
