Homes For Sale in Summit Rock, Horseshoe Bay TX

Summit Rock is the gated golf community inside Horseshoe Bay Resort, built around the Jack Nicklaus Signature Course that opened in 2012. It’s a members-only, 200-acre par-72 course running 6,500 to 7,200 yards depending on the tees, with views out over Lake LBJ from most of the holes, and it’s often ranked among the best courses in Texas. If you’re looking at homes for sale in Summit Rock, here’s what makes the neighborhood different from the rest of Horseshoe Bay.

Summit Rock at a Glance

  • A gated golf community spanning roughly 1,600 acres, built around a Jack Nicklaus Signature course that opened in 2012.
  • Homesites range from about a fifth of an acre up to family compounds of 11 acres or more, so lot size varies as much as home style.
  • Prices have run from the low $500,000s for smaller homes up past $2 million for larger estate properties, depending on lot size, elevation, and finish level.
  • Course membership is separate from home ownership and needs its own budget line.
  • Still an actively developing section of the resort, so vacant homesites are a real option alongside resale.

The types of homes available in Summit Rock

Homes here range from custom-built estates to villas, most with stone exteriors and large windows built to take advantage of the hill country and lake views. Because it’s a newer, still-developing section of Horseshoe Bay, you’ll also find vacant home sites if you’d rather build than buy existing, which gives buyers more control over layout and finishes than in the resort’s older neighborhoods. Homesites themselves vary widely, from roughly a fifth of an acre up to family compounds over 11 acres, so it’s worth being specific with your agent about how much land you actually want rather than assuming every Summit Rock listing is comparable.

Homes for sale in Summit Rock typically include open floor plans with high ceilings, covered patios and outdoor kitchens built for entertaining, and increasingly, smart home features like automated lighting and security. Since it’s a golf community first, a lot of buyers here are looking for a second home or retirement property rather than a primary residence, which shapes what’s on the market at any given time.

What Homes Actually Cost

Pricing in Summit Rock spans a wide range, largely because homesites themselves vary so much in size and elevation. Three- to five-bedroom homes have generally priced from around $800,000 to $2 million, while smaller cottages and cabin-style properties can start in the low $500,000s. The biggest swing factors are lot size, elevation, and how much of the course or lake view a specific property captures, two homes with similar square footage can differ substantially in price if one sits on an elevated, view-forward lot and the other doesn’t. If a vacant homesite interests you more than a finished home, expect that flexibility to come with its own cost considerations, since you’ll be budgeting for construction on top of the land.

What buying in Horseshoe Bay involves

Summit Rock membership is separate from home ownership, so if access to the golf course matters to you, that’s something to confirm and budget for before you fall in love with a house. Beyond the golf course itself, Horseshoe Bay Resort includes a private marina, tennis courts, several restaurants, and a spa, and residents can typically access the resort’s other amenities depending on membership level. If you want to compare Summit Rock against the resort’s other neighborhoods, I put together a guide to Horseshoe Bay’s communities that breaks down the differences.

Building on a Vacant Homesite

If you’re leaning toward a vacant lot instead of an existing home, budget real time for the build, not just the construction cost itself. Custom builds in a resort community like this typically involve architectural review by the community’s design guidelines before a builder ever breaks ground, and that review process adds weeks to months depending on how detailed your plans are. Elevated, view-forward lots also tend to carry more complex foundation and grading work than a flatter interior site, so get a builder’s honest read on site conditions before you fall in love with a specific view. It’s a longer path to move-in than buying resale, but it’s also the only way to get exactly the layout and finishes you want on a lot with the exact view you’re after.

A Few Things Buyers Get Wrong

Because Summit Rock is still actively developing, some buyers assume every listing is new construction, but there’s a meaningful resale market here too, mixed in with vacant homesites and builder-ready lots. It’s worth being clear with your agent about which category you’re actually shopping in. Buyers also sometimes assume a wide price range means inconsistent quality, when in practice the range reflects lot size and elevation more than build quality, a $550,000 home and a $1.8 million home in Summit Rock can both be well-built, just on very different-sized pieces of land in different positions relative to the course and lake.

One more thing worth clearing up: the Jack Nicklaus design and the “Signature” label lead some buyers to expect a course that plays easy because it’s scenic. It doesn’t. At 6,500 to 7,200 yards with real elevation change built into the Hill Country terrain, it’s a genuine championship test, not just a pretty backdrop for the neighborhood. If you’re buying here specifically to play regularly, go play it first rather than assuming the views mean it’s forgiving.

Is Summit Rock right for you?

Home values here tend to hold up well because of the limited supply and the strength of the golf course itself, so it’s a reasonable long-term hold even if you’re not there year-round. If you want something a little more budget-friendly nearby, Marble Falls is a short drive away, and if lake access matters more to you than golf, Highland Haven on Lake LBJ is worth a look too.

Frequently Asked Questions

Who designed the Summit Rock golf course?

Jack Nicklaus, as a Signature course that opened in 2012. It spans about 200 acres, plays to a par of 72, and runs 6,500 to 7,200 yards depending on the tees, with Lake LBJ visible from most holes.

Does buying a home in Summit Rock include golf membership?

No. Course membership is a separate agreement from home ownership and needs its own budget, confirm current terms with the resort before you assume it’s included.

What’s the price range for Summit Rock homes?

Three- to five-bedroom homes have generally run from about $800,000 to $2 million, with smaller cottages starting in the low $500,000s. Lot size and elevation drive most of the difference.

Can I still buy a vacant homesite in Summit Rock?

Yes. Because the community is still developing, vacant lots ranging from about a fifth of an acre up to 11-plus acres are available alongside resale homes.

How big is the Summit Rock community overall?

Roughly 1,600 acres, making it one of the larger sections of Horseshoe Bay Resort.
