Marble Falls Homes For Sale

Marble Falls sits on Lake Marble Falls and the Colorado River in the Texas Hill Country, about an hour northwest of Austin. I work with buyers looking for lakefront property, a home in the historic downtown area, or something further out with more land and hill country views. Whether you want to be on the water or just close enough to visit it, Marble Falls has a real mix of options and it’s one of the towns I show buyers most often.

What to expect when buying a home in Marble Falls

Homes in Marble Falls tend to move fast because the town is close to Austin but still feels like a small hill country community. You’ll find lakefront property, single-family homes in established neighborhoods, and newer construction on the edges of town, so it helps to know what you’re after before you start touring. If you want brand-new construction specifically, keep an eye on Thunder Rock, the master-planned community going in at Hwy 281 and Hwy 71 with Lennar and D.R. Horton both building there.

Being on Lake Marble Falls means boating, fishing, and other water activities are close by for anyone who wants them, and the surrounding hills give you parks and trails for hiking and biking. The town itself has a mix of older, historic buildings downtown and newer development, which is part of what gives it a different feel from a lot of Austin suburbs.

Living in Marble Falls

Marble Falls is roughly an hour from Austin, so it works for people who want a quieter pace but still want to get into the city for work or a night out. Most people I’ve worked with here end up spending most of their time locally once they’ve settled in, since the town has its own restaurants, shops, and events.

It’s a town with a strong sense of community. There are regular local events and a farmer’s market, and a lot of the neighborhoods are the kind of place where people know their neighbors. Families also have the Marble Falls Independent School District, which serves most of the city. If that’s what you’re looking for, it’s a real part of the appeal of buying here.

The calendar fills up around a handful of annual traditions, too — the Walkway of Lights each winter, MayFest, and the Marble Falls Music Festival all draw people in from around the Hill Country and give the town a real sense of occasion beyond just day-to-day life here.

Shopping, dining, and recreation

Downtown Marble Falls has locally-owned restaurants, cafes, and shops, including the Blue Bonnet Café, which is known regionally for its pie. You’ll also find the everyday essentials — grocery stores, home improvement stores, and a mix of national retailers and local businesses.

For outdoor recreation, Longhorn Cavern State Park is nearby with its limestone cave formations, and the broader Highland Lakes chain gives you plenty of places to fish, boat, or just spend a day on the water — that includes Lake LBJ, not just Lake Marble Falls itself, which is a big part of the draw for buyers set on waterfront property. Balcones Canyonlands is close by for hiking, and Hidden Falls Adventure Park gives you another spot for off-road and outdoor recreation if you want something beyond the lake. Lake Marble Falls itself and the riverwalk downtown are easy to get to no matter where in town you end up living.

Real estate options in Marble Falls

Homes for sale in Marble Falls cover a wide range, so there’s usually something for most budgets and needs:

  • Lakeside homes: Lakefront property on Lake Marble Falls tends to sell at a premium, but you’re paying for water access and the view.
  • Single-family homes: Most of the inventory in Marble Falls falls into this category, from newer builds to older homes closer to downtown.
  • Luxury homes: There are custom homes on larger lots, some in gated communities, for buyers with a bigger budget.
  • Land: Vacant lots are available for buyers who want to build rather than buy existing.

Marble Falls sits in Burnet County, about 47 miles northwest of Austin via TX-71, on Lake Marble Falls — a Colorado River reservoir that gives the town its name. If waterfront access matters most to you, I’d also look at Cottonwood Shores, just southwest of town on the same lake system, or Horseshoe Bay a bit further out. You’ll find everything from older in-town cottages walkable to Main Street’s shops and restaurants, to newer construction further from downtown.

Stonehenge West

Stonehenge West is a quieter, established pocket of custom homes on mature, tree-covered lots, built out over the years rather than all at once — that’s part of why the streets feel more settled than the newer builder subdivisions closer to the lake. It’s tucked off the main corridors but still just minutes from H-E-B, the lake, and Marble Falls’ restaurant row. If it’s not quite the right fit, Woodland Park (similarly wooded, no-HOA) and Pecan Valley or Stillwood Estates nearby have a similar mix of lot sizes.
