Marble Falls Homes For Sale With Pool

Not every home in Marble Falls sits on the lake, so a private pool is one of the most common must-haves I hear from buyers here, especially with how hot Central Texas summers get. Marble Falls sits on Lake Marble Falls in the Highland Lakes chain — a small lake as those go, about 611 acres, impounded back in 1961 — and between the lake, the pools, and the hill country views, it’s an easy sell once people see it in person. Here’s what to know if you’re specifically hunting for Marble Falls homes for sale with a pool.

What to look for in a pool home here

Pool condition and age matter more than most buyers expect going in. I always recommend a separate pool inspection alongside the standard home inspection, since resurfacing, equipment replacement, or fixing a leak in the plumbing lines can run into real money. Older homes closer to downtown sometimes have smaller, simpler pools installed decades ago, while newer builds on the edges of town tend to have larger pools with modern equipment, and sometimes a spa or outdoor kitchen built in alongside it.

Where to find them

The town itself sits in Burnet County and is zoned to Marble Falls ISD, and right on the water you’ll find Lakeside Park, with a public beach, pool, and tennis courts in addition to whatever’s in your own backyard. Most of the pool inventory in Marble Falls is spread across the established neighborhoods rather than concentrated in one area, though gated communities and larger lots tend to have a higher share of them. If you want new construction, Thunder Rock is currently building out on the north side of town, and some of the larger lot types there can accommodate a pool if it’s not already included. For buyers who want resort-style pools and amenities as part of the package, Horseshoe Bay next door has a heavier concentration of luxury homes built with pools from the start.

Selling a home with a pool

If you’re on the selling side, a well-maintained pool is a real selling point in this market, but a neglected one can scare off buyers just as fast. I help sellers get ahead of that with a pre-listing inspection so there are no surprises once a buyer’s inspector gets involved, and I price the home based on comparable pool homes rather than lumping it in with non-pool listings, since the two don’t always move at the same pace.
