Thunder Rock is the big master-planned community going in at the corner of Hwy 281 and Hwy 71 on the edge of Marble Falls, built by Centurion American Development Group on about 1,100 acres. When it’s fully built out, plans call for roughly 1,966 single-family homes, 924 multifamily units, and 70 active adult units, plus around 204,000 square feet of commercial space for shopping and dining right inside the community. If you’re looking at Thunder Rock homes for sale, here’s what I tell my clients about the neighborhood and how to approach buying here.
I’m Robbie English, REALTOR and Broker at Uncommon Realty in the Highland Lakes.
Builders and lot types in Thunder Rock
Lennar and D.R. Horton were the first two builders selected for phase one. Lennar’s homes start in the low $250,000s and run around 1,700 to 2,200 square feet, while D.R. Horton’s plans run from the low $300,000s into the $400,000s with more square footage. The community is laid out with four different lot types, including ranchette-style lots up to five acres for buyers who want more room around the house, alongside the standard suburban-sized lots. That range means Thunder Rock works for a first-time buyer and for someone who wants acreage without leaving the Marble Falls city limits.
Amenities and what’s nearby
The community plan includes a 26-acre city sports complex, a 10-acre recreation center, and nature trails running along Flatrock Creek. From Thunder Rock you’re close to downtown Marble Falls and Lake Marble Falls, Baylor Scott & White’s local medical center, and it’s a short drive over to Horseshoe Bay for the resort and golf courses, or to Highland Haven on Lake LBJ if lake access matters more to you than new construction. If a pool is on your list and you’d rather not wait on a build, I can also show you Marble Falls homes for sale with a pool already on the market.
Buying new construction here
Because Thunder Rock is still building out in phases, pricing and available lots change fast, and builder incentives shift month to month. I walk buyers through the differences between the builders, what upgrades are worth paying for versus what you can add later, and how the different sections of the community compare on lot size and proximity to the amenities. Reach out and I can get you current pricing and availability before you head out to the sales offices.
