La Ventana is a Tuscan-style subdivision in Marble Falls, built out starting around 2005, with homes that sit up on the hillside for Hill Country views out toward Lake Marble Falls. It’s a quiet, established neighborhood in Burnet County a few minutes from downtown Marble Falls, and it’s one of the communities I show most often to buyers who want more land and more architectural presence than they’ll find in a typical subdivision.

The neighborhood and its HOA amenities
La Ventana is governed by its own homeowners association, which maintains a private waterfront park on Lake Marble Falls exclusively for residents — it has a cabana with BBQ grills, an outdoor shower, a fishing pier, and day docks. That’s a real amenity, not a marketing line: it means you get lake access even on a home that isn’t sitting directly on the water. Lot sizes here run larger than most in-town Marble Falls subdivisions, and you’ll see a mix of homes from the original 2005-era build-out alongside more recently built custom homes.
Because the lots are bigger and the architecture leans upscale, La Ventana tends to attract buyers who’ve already owned once or twice and know what they want in a second or third home — more privacy, better views, and a real HOA that maintains what it promises. If you’re comparing La Ventana to other Hill Country subdivisions, ask about deed restrictions and HOA dues up front; I go over both with every buyer before we tour, so there are no surprises once you’re under contract.
Close to downtown Marble Falls
You’re a short drive from downtown Marble Falls from anywhere in La Ventana — close enough for a coffee run to Numinous Coffee Roasters or a table at the Blue Bonnet Cafe, the diner that’s been a Marble Falls fixture since 1929. Kids in La Ventana attend Marble Falls ISD schools.
