If you’re looking at Villa Vista homes for sale in Marble Falls, you’re looking at one of the smaller, quieter subdivisions right off FM 1431 near downtown. It’s a short walk to Villa Vista Park, the city’s neighborhood pocket park, and just a few blocks from the Blue Bonnet Cafe. Streets here are gently curving with larger lots, and a fair number of homes sit on elevated ground with hill views toward Lake Marble Falls.

Living in Villa Vista
Villa Vista sits in the Marble Falls Independent School District, in Burnet County, and it’s close enough to downtown Marble Falls that you can walk to Main Street or the lake in a few minutes. The lot sizes here run larger than a lot of newer Marble Falls subdivisions, which means more room between homes and less of a cookie-cutter feel. It’s a good fit if you want the Hill Country setting and lake proximity without being out on the edge of town.
The Homes
You’ll find a mix of custom and semi-custom homes here, generally limestone or stucco exteriors with covered porches, built over the last couple of decades rather than in one single development phase. That mix means more variation in age and style than you’d get in a brand-new master-planned community, but it also means better resale flexibility if you’re not looking for identical floor plans up and down the street.
If Villa Vista doesn’t end up being the right fit, a few nearby Marble Falls subdivisions worth a look are Stonehenge West, Pecan Valley, and Stillwood Estates — or start broader with all current Marble Falls listings.
Getting Around
Marble Falls sits at the intersection of US-281 and FM 1431, which is the fastest way in and out no matter which direction you’re headed. Lake Marble Falls itself — the Colorado River reservoir formed by the Max Starcke Dam — sits right at the edge of downtown, so boating and lake access are a short drive from Villa Vista rather than a project. Austin is roughly an hour away via US-281 and SH-71, close enough for an occasional commute or airport run without living in it every day.
