An appraisal in Horseshoe Bay works the same way it does anywhere in Texas — a licensed appraiser evaluates the property and compares it against recent, similar sales — but what counts as “similar” gets more complicated in a resort market like this one.
Why Comps Are Harder Here
Horseshoe Bay is built around Horseshoe Bay Resort’s three golf courses and sits on Lake LBJ, and inventory splits between lakefront, golf-course-adjacent, and interior properties. A straight square-footage comparison across those categories doesn’t hold up — a lakefront home and a similarly-sized interior home a half mile away can appraise very differently because of frontage, view, and dock access. Fewer transactions overall in a resort market also means an appraiser sometimes has to reach further back in time or further out geographically to find a genuinely comparable sale.
Dock permitting, HOA restrictions in gated sections like Applehead Island, and whether a property is inside or outside the resort’s amenity access can all factor into value, and they’re easy for an appraiser unfamiliar with the area to miss or misweight.
