Closing Costs For Sellers in Horseshoe Bay, TX

If you’re selling a home in Horseshoe Bay, TX, closing costs are the part of the math sellers underestimate most often. They come straight out of your proceeds, so it’s worth knowing what they actually cover before you set a listing price. I’m Robbie English, REALTOR and Broker at Uncommon Horseshoe Bay, and here’s what sellers here typically run into.

TLDR: Closing Costs for Horseshoe Bay Sellers

  1. Expect commission, title insurance, and various closing/attorney fees to come out of your proceeds.
  2. Texas doesn’t have a state transfer tax, but title and escrow fees still apply.
  3. Lake and golf-course properties can carry extra items — HOA transfer fees, survey updates for waterfront lots.
  4. Getting a clear cost estimate before you list helps you price realistically.

What’s Actually in a Seller’s Closing Costs

The bulk of it is usually the real estate commission, split between the listing and buyer’s agent per your listing agreement. Beyond that, sellers here typically cover: owner’s title insurance policy, a portion of escrow/closing fees charged by the title company, any outstanding property tax proration, and payoff of your existing mortgage or lien. If your survey is outdated, you may also need a new one — which comes up more often on lake lots where boundary lines and easements matter.

Texas doesn’t have a state transfer tax on home sales — it’s actually barred by the state constitution — which is one line item sellers moving from other states might expect to see on a Horseshoe Bay closing statement and won’t.

What’s Different About Closing Costs on Lake and Golf-Course Property

If your home is in a section governed by a Horseshoe Bay Resort or property owners’ association, expect a transfer or resale fee that the association charges at closing — ask your title company for the exact number early, since it varies by section. Waterfront lots also sometimes need a current survey to confirm dock and boundary details, which is an added cost non-waterfront sellers usually skip.

Before you list, I’ll walk you through a net-proceeds estimate that accounts for these costs specific to your property — not a generic percentage. That way the price we set reflects what you’ll actually walk away with, and there’s no surprise at the closing table.

Preparing Ahead of Time

The best way to avoid delays is to resolve title issues — liens, unrecorded easements, boundary questions — before you list, not after you’re under contract. If you’re not sure whether your property has any of these, that’s a good first question to bring to me before you set a price.
