A larger lot also means more mowing, fencing, and drainage upkeep than a standard subdivision yard, so weigh that against the extra space before you fall for the acreage.
Pricing here isn’t something I’d try to summarize with a single ZIP-code number — an older home on several acres with a well and septic system doesn’t compare cleanly to a newer home on a compact subdivision lot, even at a similar price. I look at truly comparable properties, not a broad average, and I factor in property taxes, insurance, HOA dues if any, and septic or well maintenance when I talk through real monthly cost with buyers.
Schools and Getting Around
Some homes in 78652 fall under Austin ISD, and Menchaca Elementary sits inside the ZIP code itself, but school assignment isn’t guaranteed by a Manchaca mailing address — confirm the specific attendance zone with the district before you buy. For commuting, Manchaca Road, Brodie Lane, and FM 1626 connect to South Austin, while MoPac, I-35, and SH 45 Southwest reach downtown and points west; drive your actual route at the hours you’d be commuting, since a Saturday-afternoon drive tells you very little about a Tuesday morning.
