Berry Creek is a golf course community in north Georgetown, built around Berry Creek Country Club and its 18-hole championship course. The neighborhood has been developed in phases over several decades, so you’ll find older sections with mature trees sitting next to newer construction, and the HOA setup isn’t the same everywhere. Some homes back directly onto the fairways, others sit on interior streets with no golf course access at all, and that difference shows up in both price and what’s included with the property.

Berry Creek sits in north Georgetown with quick access to I-35, roughly half an hour from Downtown Austin depending on traffic. It’s zoned to Georgetown ISD, and kids in the neighborhood typically attend Village Elementary, Forbes Middle School, and Georgetown High School. Because the community covers a large footprint built out over multiple phases, amenities and dues vary section by section. Some parts of Berry Creek carry pool and clubhouse access through the Villages of Berry Creek HOA, while others are tied more directly to the country club itself.
Berry Creek Country Club
The 18-hole championship course at the center of Berry Creek was designed by golf course architect Carl Doering and stretches over 6,600 yards. Club membership brings access to tennis courts, a fitness center, and a clubhouse in addition to the golf course and pool, and it’s a separate consideration from any neighborhood HOA a home might also carry. Buyers often assume golf course access comes standard with any Berry Creek address, and it doesn’t, so it’s worth checking on a home by home basis.
