Living in Sun City Georgetown
Del Webb started building Sun City Texas in 1995, and it’s grown into one of the largest active-adult communities in the state, with Georgetown’s approved buildout calling for roughly 10,550 homes. Residency requires at least one resident per household to be 55 or older. Because the community was built out over three decades, you’ll find sections built at very different times, which means real differences in floor plans, lot sizes, finishes, and how much updating a given home has had. The community sits in Williamson County within easy reach of downtown Georgetown’s shops and restaurants, with I-35 giving you a direct route back into Austin when you need it.
Beyond the golf courses and pools, Sun City runs dozens of chartered clubs covering everything from computer classes and woodworking to ballroom dancing, bocce, pickleball, and investment education, along with five amenity centers, a woodshop, and arts and crafts studios. Residents also have access to more than 26 miles of walking trails and dozens of pickleball and bocce courts spread across the community.
Buying a home in Sun City
Every Sun City home comes with mandatory association membership, so beyond the usual condition and location questions, you’re also evaluating what the HOA covers, what the dues fund, and how a given section’s amenities compare to another’s.
