Angus Valley sits near Anderson Mill and Wells Branch in the 78729 area of northwest Austin. It’s one of the few pockets in that part of town still zoned to Austin ISD rather than Round Rock ISD, with kids attending Davis Elementary, Murchison Middle School, and Anderson High School. The neighborhood was built mostly in the 1970s and 1980s, so lots tend to be larger and mature trees have had decades to fill in.

Living in Angus Valley
Angus Valley is a quiet, established neighborhood of mostly single-family homes on generous lots, several with the kind of mature oak and pecan trees you only get with 40-plus-year-old landscaping. Most homes are one-story brick ranch designs typical of that era, though you’ll also find some two-story homes and a handful updated with more contemporary finishes. The neighborhood is tucked between Anderson Mill and Wells Branch, close to shopping along Parmer Lane and US-183, with the Brushy Creek Regional Trail a short drive away if you want to get outside.
Schools and getting around
One thing that sets Angus Valley apart from a lot of its northwest Austin neighbors is the school zoning: it’s Austin ISD (Davis Elementary, Murchison Middle, Anderson High), while much of the surrounding area zones to Round Rock ISD. That’s worth knowing if you’re comparing this neighborhood to Anderson Mill or Wells Branch next door. US-183 and Parmer Lane both run close by, making it an easy commute toward the Domain, downtown, or north into Cedar Park and Round Rock.
