Alterra is a small community off Bagdad Road in Leander, built out by Century Communities in 2019 and 2020 across a single loop street. It’s sold out now, so what’s on the market here is resale, and there aren’t many of them at any given time.

Living in Alterra
Most homes are two stories on lots around 0.12 of an acre, so this is a good fit if you want newer construction without a large yard to maintain. Exteriors mix stone, brick, stucco, and HardiPlank siding, usually two of those materials per house, which gives the street more visual variety than a typical single-builder subdivision. Kids here are zoned to Leander ISD, one of the faster-growing districts in the Austin area. It’s a quick drive to shopping and dining along 183A, and you’re close enough to the Hill Country’s hiking and kayaking spots to make a weekend of it without much of a drive.
Comparing Alterra to Other Leander Communities
Because Alterra is built out and small, I usually also show buyers Caballo Ranch nearby if they want more current inventory in a similar part of Leander, or the full Leander market if they want to compare across the whole city.
One loop street means Alterra never had the scale to support its own amenity center, so residents rely on nearby parks and the broader Leander trail system rather than a private pool or clubhouse. That keeps HOA dues lower than what you’d pay in a bigger master-planned community, which is worth factoring in if you’re comparing monthly costs across a few different Leander neighborhoods rather than just comparing list prices.
Because Alterra sold out fast when Century Communities built it, I don’t see it come up for sale often — when a home there does list, buyers who’ve done their homework tend to move quickly. If you’re not in a rush, I’d rather get you into a few options across Alterra, Caballo Ranch, and the broader Leander market so you’re not waiting on one specific street to have an opening.
