Belterra Homes For Sale

Belterra is Dripping Springs’ first master-planned community, a roughly 1,600-acre neighborhood about 20 minutes southwest of downtown Austin off US-290. It’s grown into one of the largest and most established communities in the area, and I get asked about it more than almost any other Dripping Springs neighborhood. I’m Robbie English, REALTOR, Broker at Uncommon Realty, and I work Belterra and the rest of Dripping Springs regularly.

Belterra sits inside Dripping Springs’ extraterritorial jurisdiction rather than Austin’s, a quirk that goes back to a 1980s agreement between the two cities and still shapes how permitting and infrastructure decisions get made here. At full buildout the community will hold somewhere around 3,000 homes, built out in phases by a mix of builders that has included Taylor Morrison, Toll Brothers, and Highland Homes, among others. That means the housing stock varies a lot depending on which section you’re in: older sections closer to the entrance, newer sections like the Heights at Belterra still seeing active new construction, and a real range of price points, lot sizes, and architectural styles across the community.


The whole community is zoned to Dripping Springs ISD, and Belterra Village Elementary sits inside the neighborhood itself, a genuine plus for families who want a short trip to school. Amenities are a big part of why people move here: over 400 acres of open space, a dozen neighborhood parks including the Retreat at San Saba, miles of hike-and-bike trails, and a resort-style pool complex with a lap pool, splash pad, and fitness center. Belterra Village, a retail and dining center inside the community with a movie theater, restaurants, and shops, means residents don’t have to leave the neighborhood for daily errands or a night out.

Buying and selling across Belterra’s sections

Because Belterra isn’t really one market, it’s several. I don’t price or shop off a blanket neighborhood average. A home backing to a greenbelt trail behaves differently in this market than a similar-sized home near the amenity center a few streets over, and HOA dues vary by section too, so I walk clients through what actually applies to the specific part of Belterra they’re looking at rather than generalizing across the whole community.

Belterra isn’t the only large community in the area, either. If you want to compare it against a smaller, already sold-out neighborhood nearby, Founders Ridge sits closer to downtown Dripping Springs and offers a different trade-off: far less current new construction, but a tighter, more established feel.
