Cat Mountain sits in the 78731 zip code, developed off RM 2222 and Mesa Drive and tucked between MoPac (Loop 1) and Loop 360. It’s a hillside neighborhood, part of the broader Northwest Hills area, and a lot of the homes here are custom builds perched on slopes with real skyline or lake views.

Terrain and layout
Cat Mountain’s steep, wooded hillsides are the defining feature of the neighborhood, with winding streets and a healthy deer population. The Bull Creek greenbelt runs along the north edge for hiking and mountain biking. The neighborhood includes a few distinct pockets, North Cat Mountain, the Overlook at Cat Mountain, and Cat Mountain Villas, each with slightly different lot sizes and home ages.
Amenities and getting around
The location off Loop 360 puts you close to Mount Bonnell (Covert Park) and Bull Creek District Park for hiking, plus Bright Leaf Preserve and smaller spots like Stone Ledge Park and Plaza on the Lake Park. It’s a quick drive to Lake Austin for boating, and Loop 360 makes it an easy commute to the Domain, North Austin’s tech corridor, or downtown. Many homeowners also have access to a neighborhood clubhouse with a pool, tennis and basketball courts, and a playground.
Schools
Cat Mountain is zoned to Austin ISD, split between Highland Park and Doss elementary schools, Lamar and Murchison middle schools, and Anderson and McCallum high schools depending on the specific address. It’s worth confirming the real zone for a given address rather than assuming based on the neighborhood name.
Housing stock
Homes here range from mid-century houses on wooded lots to newer custom and luxury builds with multi-level floor plans and outdoor living space, and quite a few of the newer ones are built to take advantage of the hillside terrain with expansive windows and city or lake views. Because so many Cat Mountain homes are custom builds on hillside lots, condition and view quality vary a lot from one property to the next.
