Living in Zilker
Zilker takes its name from Zilker Park, the more than 350-acre park Andrew Jackson Zilker donated to the city in 1917. Barton Springs Pool, the Umlauf Sculpture Garden, and the Barton Creek Greenbelt all sit inside or right next to the neighborhood, and the Lady Bird Lake hike-and-bike trail runs along its northern edge. It’s the kind of setup where you can swim at Barton Springs before work and still be at your desk downtown ten minutes later.
The neighborhood is bounded roughly by Lady Bird Lake to the north, Lamar Boulevard and the rail line to the east, Barton Skyway to the south, and Rabb Road and Azie Morton Road to the west, putting most of it inside the 78704 zip code. It’s a short walk or bike ride to South Lamar’s restaurants and shops, and kids here are zoned to Zilker Elementary in Austin ISD.
Homes in Zilker
Housing in Zilker runs from original mid-century houses on big, tree-covered lots to newer modern builds and full remodels, so styles and price points vary block to block. Because so much of the neighborhood backs up to the park and greenbelt, lot size and tree canopy tend to matter to buyers here as much as square footage does.
Zilker doesn’t turn over a lot of inventory, and homes that are priced right don’t sit long, especially anything close to the park or the springs. If you’re serious about buying here, it helps to have someone watching new listings and off-market opportunities closely, which is exactly what I do for my Zilker clients.
