The Cedar Park–Leander corridor along 183A is one of the fastest-growing parts of Williamson County, and the two cities blend into each other enough that a lot of buyers cross-shop both without really thinking about the city line. Cedar Park tends to run a bit more built-out with established subdivisions and the H-E-B Center; Leander has more of the newer master-planned communities, including gated, acreage-lot neighborhoods like Crystal Falls. Both cities are mostly zoned to Leander ISD, which Niche ranked the #2 school district in the Austin area in 2025.

What’s different between the two cities
Cedar Park has Brushy Creek Lake Park, Twin Creeks Country Club, and a mix of housing that runs from 1990s subdivisions to newer infill. Leander, especially north and west of 183A, has newer construction on bigger lots, including gated communities like Crystal Falls where homes can sit on one to three acres. If you want a shorter commute into Austin, Cedar Park usually gets you there faster; if you want more land for the money, Leander tends to stretch your budget further.
The H-E-B Center at Cedar Park anchors a lot of the retail and entertainment on the Cedar Park side, and it’s a useful landmark for orienting yourself if you’re new to the area — most of the established Cedar Park subdivisions sit within a few minutes of it. On the Leander side, growth has been pushing north and west along 183A for years now, with new subdivisions still filling in undeveloped land.
Working the corridor as one search
Because so much of this area shares the same school district and the same 183A corridor, I usually recommend buyers search both cities together rather than picking one up front — it opens up more inventory without changing your commute much.
