Cedar Park Town Center is one of the more walkable pockets of Cedar Park — it’s a planned residential community built around its own park and pool, not just a subdivision name slapped on a street grid. I show it to buyers who want to be able to walk to a coffee shop or let their kids bike to a friend’s house without crossing a six-lane road.

What sets Town Center apart from other Cedar Park neighborhoods
The Cedar Park Town Center Homeowners Association runs the neighborhood’s residential pool and playground on one end of the community, and Town Center Park — with shaded picnic areas, greenspace, and walking and biking trails — on the other. The HOA also organizes actual neighborhood events, like garage sales and holiday decorating contests, which is more than a lot of Cedar Park subdivisions do. Homes here tend to run smaller and more affordable than newer Cedar Park construction, which makes it a common entry point for buyers priced out of neighborhoods closer to the H-E-B Center.
Location and schools
Cedar Park itself is split between two school districts — most of the city, including Town Center, falls in Leander ISD, with the far eastern edge zoned to Round Rock ISD, so it’s worth confirming the exact boundary on any address you’re considering. The neighborhood’s layout puts you within a few minutes of 183A and the retail along 1431, without the same traffic you’d deal with living directly on either road.
