Circle C Ranch Homes For Sale

Circle C Ranch is one of the neighborhoods I send buyers to when they want an established, amenity-rich part of Southwest Austin without being right downtown. It sits along MoPac and Escarpment Boulevard between West Slaughter Lane and Highway 45, about 15 minutes from downtown on a good day, and it’s built out with greenbelt trails, parks, and its own retail center. Living in Circle C Ranch

Circle C Ranch was developed starting in the 1990s on land that was mostly wooded ranch acreage, and that history still shows up in the mature trees and greenbelt trails that thread through the neighborhood. At the corner of Escarpment Boulevard and Slaughter Lane, Escarpment Village has an H-E-B, Waterloo Ice House, Starbucks, and a handful of local restaurants, so groceries and dinner are close by. Parkside Village, closer to MoPac, has the Alamo Drafthouse and more dining options. Kids in Circle C Ranch attend Austin ISD schools — Bear Creek, Clayton, Kiker, or Mills Elementary depending on which section you’re in, then Gorzycki Middle School and Bowie High School.

The neighborhood is also home to the Veloway, a 3.1-mile paved loop inside Circle C Ranch Metropolitan Park that’s reserved for bikes and inline skates only — no foot traffic or motorized vehicles. It was built in the early 1990s as the first facility of its kind in the country, and you can pick it up off MoPac about a mile south of Slaughter Lane. It’s a nice perk if you’re someone who actually wants to use a neighborhood amenity rather than just have one listed on a flyer.

Housing options in Circle C Ranch

Because Circle C Ranch was built out over roughly two decades by a mix of production and custom builders, you’ll see a real range of home styles and ages — 1990s traditional homes with mature landscaping in the older sections, newer builds in sections developed more recently, and everything from starter-sized homes to larger executive properties on bigger lots. Lot sizes and price points vary quite a bit by section, which is part of why it helps to talk through what you’re looking for before you start touring. If you want the same established, tree-covered feel but a bit further southeast, Shady Hollow is worth a look too — it covers more ground and feeds into some of the same strong Austin ISD schools.
